			<content:encoded><![CDATA[<p>With so many homes going and have gone to foreclosure we have obviously a record number of houses all over America! Now here is the problem,  with so many people I run into on and off the net!  I live right here in Sunny South Florida, Broward County to be exact! Before people go into foreclosure, they go into what is called preforeclosure! Now let me break this down for you! This also varies from state to state!<br />
Ok when a home owner doesn&#8217;t pay their mortgage in the state of Florida, for 2months straight, the homeowner starts to get the nice phone calls, or reminder phone calls, and maybe a letter! </p>
<p>3rd month- the home owner gets a letter, or threatening letter saying your past due with your mortgage, call for a resolution, yada,yada,yada!<br />
4th- month, more letters, more phone calls things are getting serious, between the homeowner, and the lender/bank! Homeowner is thinking what do I do, the lender is thinking I don&#8217;t care, start the foreclosure proceedings!<br />
By the 5th month your Florida Home is in pre-foreclosure / maybe foreclosure depending on the lender! </p>
<p>Now this is where you need help, and help fast! I&#8217;m still very surprised that allot of home owners don&#8217;t know what their options are! What I mean by this is, there is an option to short-sale your real-estate! </p>
<p>Now this is not an easy thing to do! You need professional help, a person or company that specializes in working with the bank/lender, a master negotiator, and knows the necessary applications to apply in anyone’s situation! Now I&#8217;m a real-estate investor, and I do short sales, as part of my daily business! I consult with the person 1st to see if you’re a prime candidate for our program, and then if you are based on person by person situation then we will start the process! </p>
<p>Just so you know it doesn&#8217;t cost you as our client any money out of your pocket! I mean that, not one dime, now or later to do the short sale on your property! </p>
<p>Now you may be thinking, what are my chances, what would happen if I did short sale my property, how it would benefit me!</p>
<p>Well the benefit is, you won&#8217;t get a foreclosure on your credit, and you will be able to buy another home down the line! Not the end of the world! If you don&#8217;t take some course of action you will end up losing your home to foreclosure! </p>

			<content:encoded><![CDATA[<p>Hello fellow investors, I just put together a deal this month that brought me 2,500&#8230;it actually took me 1 hour to do, if that! You know the great thing about realestate is that you don&#8217;t need money or credit to make money! People out there always get this confused,as how to do this successfully&#8230;. Well let me be the 1st to tell you, it&#8217;s not rocket science. You do need to study the vast ways to make money in realestate, the key to this mystery is to be very,very creative. There are tons of ways to put together deal. My deal that I put together took 30 minutes to 1hour, and flip the contract and made a check for 2,500.00 .  As an investor your 1st job is to read allot of books and network with other like minded people who are making money. Again this is key for the fact you are going to have the nay sayers, and the negative people telling you can&#8217;t do no such thing. Well let me be the 1st to warn you despite the horrible economy were living in, people are still buying realestate more than ever these days.</p>
<p>Why you might ask is because people have been doing this for 100 years. The realestate market is coming back weather we like it or not. The beauty of it is anyone can benefit from it if your willing to take a few hours of your precious time and educate yourself as much as possible. The rewards are tremendous. I will always continue to do realestate because it is the fastest way to build wealth. Literally you don&#8217;t have to have a dime of your own money and make a killing doing realestate!</p>
<p>I also do short sells! If anyone has some unwanted property out there&#8230;that they do not won&#8217;t or it is over price I will consider buying the property after I have done my homework&#8230;and make an offer!</p>

When getting involved in realestate one of the most important things to do is start out reading some updated material! I always read just about every book about realestate investing learning the best techniques. Stay humble because no one has all the answers out there. Were all still growing in knowledge everyday in regards to realestate! Yes even the millionairs and billionaires are still learning everyday on how to be more creative on a realestate deal or transaction! They will even tell you this in their own books and blogs!</p>
<p>To flip houses successfully understand your going to make mistakes in the game,but that&#8217;s ok, because that&#8217;s how you learn! On a lighter note hopefully that mistake want put you in a deep HOLE somewhere financially. Any one one who is someone making money in realestate has made allot of mistakes,and that&#8217;s excatly why these big Names that you see like Donald Trump, Armondo Marlogo A&amp;E  STAR, even Robert T Kiosaki, is flipping realestate, and making money in that arena. We can all learn from these guys.</p>
<p>So part of your learning is going to be READING about realestate, more specifically HOW TO Realestates books!</p>
<p>Short Sales</p>
<p>Forclosure</p>
<p>Option Contracts</p>
<p>Auctions, and how to buy realestate with no money down and  make a huge profit doing it! Thats where it starts.</p>
<p>My other suggestion would be to join a REALESTATE CLUB. These types of individuals stay very active and do deals evryday. FIND OUT WHAT THEY DO, and how they do it, and why they do it! This information a lone is priceless. You will want to connect with these individuals and get close with them. Ask them questions on what they do with realestate,ask what books would they recomend to further your knowledge.</p>
<p>Be a participant at these clubs. I for one was never the type of guy to sit in front of my class, buy when I go to these clubs I make sure I&#8217;m the first guy there. I also wanna make sure that I&#8217;m taking notes,good notes. This is key to your success!</p>
<p>Not trying to brag or anything, but I made 5,000 dollars last month! Now that&#8217;s not a big deal is it. Here is the big deal, I did that in 1hour. Yes folks in 1hours time! This is very typical in realestate.You ask any realestate guy that and they will tell you this! I got lazy last month and did not really push myself to make the money&#8230;..because of time restraints! LOL&#8230;.  The money is there and the checks are there to if your willing to put the time into educating yourself about realestate.</p>
<p>One other thing don&#8217;t be afraid to make mistakes, this is how you learn,and eventually those mistakes will start paying you big money in the long run! </p>

			<content:encoded><![CDATA[<p>Hello fellow investors, welcome to my realestate deals in SOUTH FLORIDA! South Florida,has become a great place to buy property,because of it&#8217;s location and tropical weather! There are literally thousands upon thousands of properties being sold for pennies on the dollar. If you know just a little about realestate, you can be a millionaire in this very lucrative business! You see, the wonderful thing about buying property,  here in Florida is that it will sell, if it is priced right. The reason I say this, is because everyday across my desk, I&#8217;m looking at atleast 30 to 40 deals a day, in every area of Florida!</p>
<p>So my job as an investor in the South Florida area is to buy or either flip realestate! You might ask well how can you do that when no one is buying realestate? Well guess what there are more people buying right now more than ever. Remeber what I said earlier, the property has to be priced right! I just so happen to have the right prices, before I actually buy any property anywhere! You make money in realestate when you buy, not when you sell! If the price is right when you bought, you made money on the deal.</p>
<p>Think about this for a minute,imagine buying an investment home, and over paying for it! Not only did you loose money, but you also lost options as to the way you want to make money or how much money you want to make. Each deal is going to be different.</p>
<p>Before you buy the property you have to see how you are going to finance the deal. So the 1st thing to do is have MONEY, 1st in place before you even think about buying a piece of property.  Your Money or Someone else&#8217;s!</p>
<p>Now the second thing is, what are you going to do with the property. Do you want to buy and hold for rental. Buy to flip the deal to an end buyer.</p>
<p>Or whole sale the deal to another investor for a quick profit, which is known as assigning the deal,flipping the paper! So you must know what you want to do 1st.</p>
<p>Third, do you know what type of area you are buying in, is it a bad neighbor hood, good neighborhood, working class neighborhood, are people fixing cars in there drive way, is it a rental community area, are there schools by the investment home being bought, ect, ect, these type&#8217;s of facts can be found at your locale police dept, more specifically you are looking for a crime report on the subject area.</p>
<p>Also study the sales in that area if you plan on rehabing and flipping, not what&#8217;s for sale by owner! If your working with a realtor find out if that person specializes in that area, very important. Ask the realtor, if she would take less of a percentage if she sold the property, the reason for this in a realestate deal every penny counts at your bottom line.  One other thing is let them know you are going to be working with them even more in the future on other projects/deals.</p>
<p>Understand all the fees involing your transaction.</p>

<p>Realtor Costs and Fees</p>
<p>Holding cost, Mortgage payments, taxes insurances, lawn maintanence, water bill, other utilities, vacancy fees if you do not have a renter, or someone to buy for about 3 to 6 months,</p>
<p>If you can&#8217;t sell your property, consider Leasing with the option to buy!</p>
<p>So why realestate if there is so much to consider. This is easy to answer. If done right you will be a millionaire inside of 12months, Or less. There are more deals than people to do right now. Only people in the know are making realestate profits, in this type of market! I oringinally started off as a Mortgage Broker, specializing in  A,B,C and D Borrwers! I made great money as a broker, but I made allot of Money easier when I became a REALESTATE INVESTOR.</p>

<p>Well today your in luck. I&#8217;m not here to sell you an e-book or tell you to take some realestate course. There are millions of those all over the net. I have a better idea,I will fund your deals,walk you by the hand step by step, until we close the deal, show you how to evaluate the property before I take the risk of using my smart money, to buy it, and much, much more.
